  • You must bring your identity card or Colombian citizenship.
  • You need to have the real estate registration number at hand. In case you do not have it, you can find it in the Public Deed or in the Property Tax. Also, by querying the owner index.

Steps to Follow to Obtain the Certificate

You must bear in mind that in Colombia, to obtain your Certificate of Tradition and Freedom As a natural or legal person, you need to complete the following steps:

  1. You must have the real estate registration number to identify the property at the Registry office. This number is normally in the property deeds, if not, it is extremely important that you request it at the Public Instruments Registry offices.
  2. Before requesting the certificate, it is important that you know the fees for issuing the real estate registration number. In this way, you will know how much you have to pay.

  1. You must have a bank account to acquire the PIN, and be able to pay your certificate by transfer. If you do not have the PIN, you can purchase it at Baloto sales points or at a Cash Payments.
  2. You have to register in the ATH network, to be able to opt for your Certificate of Tradition and Freedom.
  3. You must make the request, through the web portal of the Superintendency of Notaries and Registry, so that you can generate your property certificate.
  4. You have to select the option «Certificate of Tradition». Then, read and accept the conditions and policies of use. Then you can start with your purchase process.
  5. You must put the collection PIN in the box that indicates it and click on «Add».
  6. Choose the municipality where your property is located. Then, enter the real estate registration number and choose the number of certificates you want.
  7. You must select the bank where you will make the transfer. Next, enter your personal information. You have to include your email so that you can receive the PDF document of your certificate.
  8. You have to click on «Create Certificate» and you will have a period of 30 days to generate your certificate as many times as you want.
  9. You can print your certificate so that you have it physically.

What is it?

The Certificate of Tradition and Freedom, it is a public document, which is issued by the Superintendency of Notaries and Registry. This certificate is a documentation which certifies the existence of your property, legally in Colombia.   • Those that are requested through the electronic expeditors or by the Specialized District Attention Center (CADE), will have a cost of 16,300 Colombian pesos.
  • The certificates of Tradition and Freedom issued at the headquarters of the Registry of Public Instruments or CEPS, will cost 16,800 Colombian pesos.
  • Those that are real estate or properties of greater extension, with this we refer to those that have more than 150 annotations in the Registry, will have a cost of 36,400 Colombian pesos.
  • The certificates that are to advance processes of adjudication of urban or rural goods, or those that belong to them, will cost 36,400 Colombian pesos.
  • Those that are requested because the Consulate requires it of the citizen for foreign procedures, and require the signature and original seal of the Technical Director of the Registry, will have a cost of 36,400 Colombian pesos.
  • Certificates for extension of the property or property for a period greater than twenty (20) years, will cost 36,800 Colombian pesos.
